Near Buckboard Trail and Indian Plaza. The applicant is requesting approval of a Conditional Use permit for a bar, located at 4441 N. Buckboard Trail.

Near Buckboard Trail and Indian Plaza. The owner is requesting approval for In-Lieu parking credits for a business Central Business/Parking District Downtown Overlay and Parking District Vehicle Parking Downtown Overlay (C-2/P-3 DO & P-2 DO) zoning, located at 4441 N. Buckboard Trail.

CASE#2-IP-2016

Near Pima Road and Sierra Pinta Drive. The owner is requesting approval to abandon the 25 foot roadway easement along the northern boundary of a property with Single-family Residential, Environmentally Sensitive Lands (R1-35 ESL) zoning, located at 8845 E. Sierra Pinta Drive.

CASE#9-AB-2016

Near Hayden Road and Larkspur Drive. The owner is requesting approval of a variance to the City of Scottsdale Zoning Ordinance, Section 5.204.E.1.c pertaining to front yard setback for a property with Single-family Residential (R1-35) zoning, located at 8011 E. Larkspur Drive.

Near Scottsdale Road and McKellips Road. The owner is requesting approval to renew a Conditional Use Permit for an existing Type 4 alternative concealment wireless communication facility concealed within a 55 foot tall artificial palm tree with Multiple Family Residential District (R-5) zoning, located at 405 N. Scottsdale Road.

CASE#24-UP-2005#3

CityTrails. Request by the City of a Development Review Board application for approval of wayfinding signage standards that will be implemented throughout the City along the public off-street pathway system.

CASE#36-DR-2016

Near Raintree Drive and Loop 101 Freeway. Request by owner for approval of the site plan, landscape plan, and building elevations for the construction of a new Panera restaurant with a drive-through and removal of the existing IHOP restaurant, located at 14826 N. Pima Road.

CASE#37-DR-2016

Near 73rd Street and Camelback Road. Request by applicant to consolidate the existing parcels of the development project into four distinct parcels in support of the City Council approved Development Plan, located at 73rd Street and Camelback Road.

 Major General Plan Amendment Cases, Process, & Timeline

State Statute requires that all major General Plan amendments be presented at one City Council hearing per calendar year – the same calendar year in which they are initiated. There are two major General Plan amendment requests this year. The first, Desert Mountain Parcel 19 (5-GP-2016), has been initiated by a private applicant. The second major, City of Scottsdale General Plan 2035 (Case 6-GP-2016), has been initiated by the City of Scottsdale.

Desert Mountain Parcel 19 (Case 5-GP-2016)

5-GP-2016 is a request by the applicant to change the land use designation from Employment, Office, Commercial, Developed Open Space, and Rural Neighborhoods to Suburban Neighborhoods and Developed Open Space (Golf Course) on a 93 +/- acre site located north of the northeast corner of Cave Creek Road & Pima Road. The applicant is also requesting a rezoning in order to develop a 190-unit single family residential community with an integrated, 18-hole short game (par-3) golf course and clubhouse. Scottsdale General Plan 2035 (Case 6-GP-2016)

Public meetings begin in August on Scottsdale General Plan 2035. State law requires the city update its General Plan every 10 years. The General Plan is the primary tool for guiding future development and the character of the city over the next 20 years.

A citizen Task Force completed the draft General Plan 2035 in November 2014. The city is launching a six-month process that may lead to its adoption. Public meetings include a City Council study session on August 30 to discuss community-suggested changes to the draft plan.

Additionally, three open houses are planned in September for further community review and input on the draft plan. The Planning Commission will hold public hearings in October and a City Council hearing regarding adoption of the plan could take place in December.

If adopted by the City Council, General Plan 2035 would be sent to the voters for ratification in 2017 or 2018 per Council direction.
