New Developments Being Proposed Near Winfield

Two new developments are being proposed on neighboring vacant property adjacent to Winfield. The first is on the vacant land on the northeast corner of Westland and Scottsdale Roads. The second is on the vacant land along the western portion of the vacant land along Scottsdale Road between Winfield and the Summit.

Taylor Morrison is applying to rezone 16 acres on the northwest corner of Westland and Scottsdale Roads from Commercial (C-2 PNC PCD ESL) to Suburban Neighborhoods (R-4 PCD ESL) to build 40 single-family luxury townhomes in a gated residential community. Homes are proposed to be single-story with maximum height of 24 feet. The current Commercial zoning allows building heights of up to 40 feet. The proposed setback minimum of 50 feet is of some concern as this puts some of the units very close to Scottsdale Road.

Withey Morris is applying to rezone the western partial of the vacant land between Winfield and The Summit from Commercial C-2 ESL Medium Density Residential R-3 ESL to build 171 luxury apartments in eight buildings. We are concerned with their proposed building heights of 29 feet since R-3 only allows heights up to 24 feet. They have continued the setbacks from Dove Valley Road of 150 feet and 100 feet from Scottsdale Road. They also are proposing a new entrance/exit on Scottsdale Road along with one on Dove Valley.
